Scope of works

Numbered as it will be carried out. Quantities from the measured capture on site.
  1. Remove existing roof sheeting to main roof (289.55 m²) and dispose off site.
  2. Supply and install new Colorbond® roof sheeting, full replacement, 289.55 m², colour to client selection.
  3. Replace split battens and sarking as found, allowance 6 lm.
  4. Install edge protection to the entire roof perimeter for the duration of roofing works.
  5. Remove existing guttering (68.37 lm) and dispose.
  6. Supply and install new guttering throughout, 68.37 lm, colour matched.
  7. Site clean and removal of all roofing debris on completion.

Exclusions

Structural repairs to roof framing beyond the allowance above. Engineering or council approvals. Works to solar arrays, aerials or satellite dishes. Hidden defects not visible at the site visit.

In my opinion the roof sheeting damage and the consequential water ingress are consistent with the wind event of 11 September 2026. The stepped cracking to the rear masonry is consistent with long-term differential foundation movement and predates the event.
